spotswood Suburb Profile & Review

Spotswood is an inner-western suburb bounded by the Yarra River. The area is largely industrial, though its residential pockets are popular due to their proximity to the city centre. Residents are minutes away from Williamstown's trendy cafes and Yarraville's shopping facilities. Spotswood is perhaps most well-known as the setting of the 1992 comedy film of the same name, starring Anthony Hopkins and Toni Collette.

Families with children enjoy visiting Scienceworks, a world renowned science museum on Booker Street. They have the option to send their children to either Spotswood Primary School or St Margaret Mary's Primary School. Along Hudsons Road there is a small but convenient shopping strip featuring an IGA supermarket, a collection of takeaway shops, and quaint brunch spots such as Duchess of Spotswood. For sports, Donald McLean Reserve hosts the Spotswood Cricket Club, and golfers practice their swing at the Westgate Golf Club. The Artz Collective Performing Arts School offers dancing, acting and singing lessons for aspiring young performers

Trains run from Spotswood Station on the Werribee and Williamstown lines and connect with the City Loop within minutes. The West Gate Freeway borders the area, allowing residents to travel to the city in fifteen minutes.

spotswood Income & Mortgage Stats

To calculate the percentage of income paid towards a mortgage for the suburb of Melbourne, multiply the mortgage payment (e.g. $2450) by 12 then divide this figure by the weekly income (e.g. $1200) multiplied by 52 (weeks) to look like this ($2450 x12/$1200 x 52) x 100 = 47%

Any figure above 30% usually indicates that the suburb you intend to buy in may have property owners with a high incidence of mortgage stress. In terms of maintaining or growing property values in the future and trying to secure a strong property price when selling, this could have an impact, especially in an economic or local industry downturn.
