newport Suburb Profile & Review

Newport is a major industrial suburb in Melbourne's south-west, located at the beginning of the Yarra River. Over recent years professionals have started to discover the area, drawn to its waterfront locale, the proximity of Williamstown and the city, and the profusion of recreational spaces. A commute to the city takes fifteen minutes on the West Gate Freeway in good traffic.

There are a whopping twelve playgrounds in and around the suburb, making it ideal for families with children. Fishing, bike-riding, skate-boarding, kayaking and boating are all popular activities along the foreshore. Newport Lakes Park is a bushland haven with a picnic area and walking trails, while the Warmies Boat Ramp at Greenwich Reserve offers boating access to the Yarra River and Port Phillip Bay. It is also one of the best fishing spots in Melbourne!

The Substation Centre for Arts and Culture hosts local live music performances, art exhibitions, dance classes and a monthly artists' market. Residents need not venture to trendy Williamstown or Yarraville for a nibble, though that's certainly an option: on Melbourne Road there are some lovely, bustling eateries such as Odd Spot Cafe.

Newport is also incredibly well-serviced in terms of public transport. From Newport Station there are trains on both the Werribee and Williamstown lines. There are also V/Line services to Geelong. The Newport bus interchange offers buses to nearby suburbs such as Yarraville and Sunshine, while cyclists enjoy the use of the Bay Trail and the Pint bike paths.

Typically, inner city suburbs within 10km of the CBD are comprised of apartments and semi-detached homes, while middle ring suburbs have semi-detached and detached properties. Rural properties would most likely fall under the “other” category.

This ABS Property Type data combined with Population Density and Family Composition figures gives a good indication of the type of people living in an area and therefore what type of property (1-2 bed apartment or house) would be an ideal investment or property to live in.

newport Income & Mortgage Stats

To calculate the percentage of income paid towards a mortgage for the suburb of Melbourne, multiply the mortgage payment (e.g. $2450) by 12 then divide this figure by the weekly income (e.g. $1200) multiplied by 52 (weeks) to look like this ($2450 x12/$1200 x 52) x 100 = 47%

Any figure above 30% usually indicates that the suburb you intend to buy in may have property owners with a high incidence of mortgage stress. In terms of maintaining or growing property values in the future and trying to secure a strong property price when selling, this could have an impact, especially in an economic or local industry downturn.
