While Albert Park has received the most number of visits online, Montmorency has seen the most growth since last year, according to realestate.com.au’s Top Sellers’ Markets.
The top ten list of Victorian suburbs receiving the most attention per listing on realestate.com.au in the past three months and their rank last year are as follows:
March 2015 – May 2015 | March 2014 – May 2014 Rank 2 |
1. Albert Park | Albert Park – same 35 |
2. Montmorency | Montmorency – up 33 – 3 |
3. Ringwood North | Ringwood North – same |
4. Carlton North | Carlton North – did not qualify 11 |
5. Upwey | Upwey – up 6 |
6. Warrandyte | Warrandyte – did not qualify 16 |
7. Montrose | Montrose – up 9 |
8. Wonga Park | Wonga Park – did not qualify 6 |
9. Belgrave | Belgrave – down 3 – 14 |
10. Ringwood East | Ringwood East – up 4 |
The number of interested buyers searching in Montmorency has increased. Other north east areas proving popular with buyers are Ringwood North, Warrandyte and Wonga Park coming in third, sixth and eighth spots respectively. Well-developed infrastructure and great public transport links to the city drive the top ten list in Victoria this quarter. Albert Park, Carlton North and Belgrave are a few of the areas that offer proximity to the city and plenty of eateries in the vicinity.
Rocco Montanaro, Director from Morrison Kleeman says Montmorency has always received plenty of interest as it offers easy access to the city and affordable properties that have similar lifestyle options to city living.
“This area is close to the local train station, providing easy access to the city for those traveling to large sporting and entertainment events. Developed transport infrastructure is a big draw card for Montmorency,” said Mr Montanaro.
While having close proximity to the city, Mr Montanaro says locals are very proud of the suburb and support the nearby eateries and bars.
“Montmorency offers plenty of social opportunities in the area and it’s common that you will find locals in the nearby restaurants and bars throughout the week. Often locals will choose to stay in the area rather than travel to the city if they want a night out,” continued Mr Montanaro.
realestate.com.au’s Victorian Sales Manager Ben Auchettl says that if a suburb is receiving a consistent level of interest throughout the year, it’s a good indicator where buyers are searching across Victoria.
“realestate.com.au’s Top Sellers’ Markets provides information useful for those thinking of selling. A suburb receiving continued interest from buyers all year round highlights that seasonality should play less of a factor when it comes to selling,” said Mr Auchettl.
“People tend to think they should avoid selling in winter as they assume potential buyers aren’t interested in searching for property when the temperature drops outside. While there’s clearly an increase in new listings during autumn and spring, we also see a consistent level of listings being sold over June-August. So if you’re thinking of putting your property on the market in the next few months, don’t be put off by the current season,” continued Mr Auchettl.
